A three-phase campaign: Awareness using influencers, Facebook and Instagram reach campaigns to establish brand presence. The Client
Lounge Homes — a multi-city real estate brokerage managing inventory across New Cairo, New Administrative Capital, Mostakbal City, October, and the North Coast. If you're a brokerage owner juggling multiple developer projects at once, this is the exact position they were in — competing directly against Coldwell Banker and The Address.
The Challenge
Inconsistent lead flow from one project to the next. WhatsApp leads with no structured follow-up, going cold before the sales team could respond. No segmentation between price tiers or project types — every listing pulled from the same generic audience with the same creative. The result was a high cost-per-lead and volume that wasn't converting into appointments.
The Approach
We rebuilt the account as a brokerage system, not a single-project campaign. Each of the 20+ active projects got its own audience segment, creative direction, and budget — segmented by price tier and buyer psychographic, so a first-time buyer inquiry stopped competing with a luxury villa lead for the same spend. WhatsApp and form-based leads ran through separate, structured qualification flows so nothing sat unanswered. Budget moved across all five cities weekly, based on which projects were actually converting.
